The job of a community manager for a large HOA is a challenging occupation. Tonya Davenport came into our community with positive energy, familiarity with our by-laws and insightful communications. She is continually coming up with events from pool parties, food truck events, contests and more to bring our community together. She responds promptly to communications, treats all owners fairly and has had a very positive influence on our neighborhood. Recently my wife and I had the opportunity to meet and work with Rick Myers from Byers Station in Chester Springs, PA on a landscaping issue. He responded to our email immediately and came out to our home right away to see the problem for himself. He quickly evaluated the situation, proposed a plan, and began the process.What a pleasure working with Rick! He is friendly, approachable, and accommodating. My image of PENCO Management Co is the impressions I have of my kind friend Debbie Marchiano. I have known her for decades. Debbie is an incredibly capable, knowledgeable and helpful community manager. She is client-focused and action-oriented. Debbie responds to requests more quickly than any other community manager I have ever met in my 44 years of real estate involvement as an owner and as an investor. I want to personally write about my experience with Rick Myers who has recently become the manager of Byers Station. I’ve lived here for 18 years and I can honestly say he is the first person in this role that is responsive! He has been so helpful in the short time he’s been here. I wrote to him about an issue yesterday and he emailed me back at night! On his own free time. Than he left me a message this morning telling me what he planned to do about it. I’m really impressed with his work ethic, his dedication to his job and this community and I’m glad he’s been brought on board. Thank you Rick! Finally someone who is making a big difference here!

In case you haven't heard 🙂 we are expecting snow from tonight into and throughout the day tomorrow. There is a winter weather advisory from 1am until 10pm EST tomorrow for the local area.

According to the National Weather Service, we can anticipate between 2"-4" of snow. Road conditions are likely to be affected during the morning and evening commutes. Slippery situations may occur.

Many schools have already announced closures. Please check with your school to see if this is an actual snow day, or a day where the kids need to log in remotely via their electronic devices.

Please check your Governing Documents and Rules and Regulations to find out who is responsible for the removal of snow and ice from sidewalks, walkways, driveways, parking lots, and roads. Every Community Association is always a little different, and you may have responsibilities yourself for snow removal or the treatment of ice on a part of your property.

Some Municipalities or Community Associations have rules as to how soon the snow must be removed and ice treated on sidewalks, walkways, and driveway aprons. Please be familiar with the rules so that you are not cited by the Municipality or Community Association.

Other Communities may have restrictions on where you can park during a snow event. Make sure you know where parking is prohibited, so that you do not receive a ticket, fine, have your car towed, or get plowed in (in which you will likely have to dig yourself out at your own expense).

Reminders during any SNOW Event:
- The snow contractors do not typically dispatch to shovel snow unless there is a 2" accumulation.
- If your Community Association provides snow melt product buckets through the community, use this product to sprinkle on wet areas. Anything that looks wet may be icy; avoid walking on these areas.
- If you see an icy condition (or snow accumulation) that requires attention, and it is a COMMON ELEMENT for the Community, please contact your community manager.
- Snow companies often do not shovel between parked cars, so be super careful going to and from your vehicle. Likewise, not all snow vendors are able to clear the parking lot (due to parked cars), and may not come back to perform further clean up. So caution is advised.

SAFETY TIPS:
- Do not walk with your hands in your pockets in snowy and icy condition. This can create you to lose your balance more easily.
- Hold onto railings, doors of cars, etc. for stability.
- Wear shoes that are intended for snowy and icy conditions, with proper tread.
- If possible, do not walk or drive in the inclement weather. Permit the appropriate party to remove the snow and treat the ice accordingly.
- Anything that looks wet, may be icy. Avoid these areas.
- Bridge, over passes, on and off ramps all freeze more quickly that the main roads. When driving, give yourself ample space so that you are able to control your vehicle if you hit an icy patch.
- Prepare to work from home, if needed. Bring home any phones, laptops, or other services that may be required to perform your job remotely.
- Pull out the pajamas, and drink some hot cocoa. Enjoy the beauty of the snowfall from inside your home. And, you can even break out the milk, bread, and eggs --- and see what great french toast can be made.
