I have owned an Aston Arms Condo since 2020 and I have found that Penco management has been very attentive and has address any concern I have had in a timely fashion, even after hours. The job of a community manager for a large HOA is a challenging occupation. Tonya Davenport came into our community with positive energy, familiarity with our by-laws and insightful communications. She is continually coming up with events from pool parties, food truck events, contests and more to bring our community together. She responds promptly to communications, treats all owners fairly and has had a very positive influence on our neighborhood. Recently my wife and I had the opportunity to meet and work with Rick Myers from Byers Station in Chester Springs, PA on a landscaping issue. He responded to our email immediately and came out to our home right away to see the problem for himself. He quickly evaluated the situation, proposed a plan, and began the process.What a pleasure working with Rick! He is friendly, approachable, and accommodating. My image of PENCO Management Co is the impressions I have of my kind friend Debbie Marchiano. I have known her for decades. Debbie is an incredibly capable, knowledgeable and helpful community manager. She is client-focused and action-oriented. Debbie responds to requests more quickly than any other community manager I have ever met in my 44 years of real estate involvement as an owner and as an investor. I want to personally write about my experience with Rick Myers who has recently become the manager of Byers Station. I’ve lived here for 18 years and I can honestly say he is the first person in this role that is responsive! He has been so helpful in the short time he’s been here. I wrote to him about an issue yesterday and he emailed me back at night! On his own free time. Than he left me a message this morning telling me what he planned to do about it. I’m really impressed with his work ethic, his dedication to his job and this community and I’m glad he’s been brought on board. Thank you Rick! Finally someone who is making a big difference here!

So, what can we expect today?

Some forecasts are saying 2pm, others are saying 5pm. So somewhere, in the next few hours, white stuff will start to fall from the sky. We can anticipate a few inches to accumulate overnight, which will likely cause jobs and schools to close or make us work from home.

Schools may use the famous "FID" day. That means kids will be working on their laptops or ipads, and parents will be working around the clock with little sleep, helping children in-between trying to work from home.

So if you are an employer, please be patient with your working at home employees and if you are a parent, be kind to your children who are trying to do the best they can to learn from home when they would rather be playing in the white stuff that is falling from the sky, or being at school with their friends.

What we can expect:

- White stuff will likely start falling from the sky sometime between 2pm and 5pm.
- Accumulation of snow will start by 6pm tonight (1"), hitting 2" by 11pm, and then stopping sometime around 4am tomorrow.
- Total Accumulation is anticipated to be 2"-4"

Things to Remember:
- Snow vendors do not drop plows or start shoveling until 2" accumulates.
- If 2" is cleared and another 2" does not accumulate, the vendor may not return to drop plows or shovels again....
- If your association provides ice melt product, utilize it to sprinkle on wet areas. Anything that looks wet may be icy; avoid walking on these areas.
- If you see an icy condition (or snow accumulation) that requires attention, and it is a COMMON ELEMENT for the Community, please contact your community manager.
- Avoid walking or driving in the snow and ice. Stay home if at all possible.
- Don't order door dash or insta cart during the storm. It can wait.
- If you are walking in this weather, please keep your hands out of your pockets for balance, holding onto railings and sides of the car etc. for stability.
- If you have to walk, be sure that you are wearing shoes that are intended for this weather and have proper tread.
- If you are driving in this weather, leave ample time for travel. Expect delays. Leave additional distance between yourself and other drivers. Remember that on and off ramps, bridges, and over passes will freeze more quickly than regular roads.
- If you are driving, be sure to pack emergency blankets, flash lights (be sure to check to make sure the batteries are working), and water in your car in the case that you break down. You never know how long you may be in your car and temperatures are extremely cold right now.
- Bring home all items for your kids and yourself so that you are all prepared to have school and work from home - including charging cords (my kids always forget those!), cell phones, etc.
- Charge any battery packs for computers and cell phones in the case that power goes out at your home.
- Be patient with the snow removal crews for both the local municipality and the Association.

So, what can we expect today?

In your car...
- have a flashlight with batteries that work!
- have a first aid kit
- have an emergency blanket or two
- Keep a gallon of water

You never know when you may break down and need help. Your car may not start, and you might get cold easily.

Stay warm and safe. And get ready...for another 3"-6" storm next week!

A tricky storm system is approaching and may start around 7pm on Wednesday, February 5, 2025 and go into the morning of Thursday.

This system is expected to bring snow, sleet, and rain. How the storm shifts will determine what it is we get most of....but it looks like the snow may be the least of the concerns with an anticipated accumulation of less than 1".

The sleet will be dense and may require cleaning or treating of asphalt and sidewalks. Anything on the sidewalks or asphalt will need to be treated after it is cleared to help prevent re-freeze.

THINGS TO REMEMBER:
- know who is responsible for the removal of snow/ice and treatment thereof.
- Some Municipalities require that homeowners (if you are responsible for your own sidewalk, walkways, etc.) clear the area within x amount of hours after the storm starts. Please review your municipality's rules on this.
- If the Association is responsible for snow and ice removal/treatment, please be patient. Remember the contractor has to safely make it to your property (meaning roads etc. around the Association have to be able to be traveled on), and this tricky storm may require some tweaking of treatment at the last minute.
- If you see an area that requires treatment (and it is a Common area), please contact your community manager for assistance.

SAFTEY TIPS:
- Try to stay inside during this tricky storm system. We never know how it will turn, and it is best to avoid the situation all together if possible.
- Prepare to work from home. Bring home laptops, chargers, cell phones, any work product you may need.
- If you don't already have your bread, milk, and eggs - you may want to place a door dash order today. (Try not to place these orders during a storm).
- When walking, keep your hands out of your pockets for balance.
- Please wear shoes that are intended for snowy and icy weather.
- Please hold railings when walking, where they are able.
- Hold onto your door getting in and out of your car to make sure you have your footing.

Please remind residents to remove pet waste deposits and dispose properly per HOA and Township ordinances. Huge health hazard. tia!
