Our Team Will...
- Maintain files and records for each unit
- Respond to all incoming phone calls, letters, emails
- Administer Rules & Regulations
- Assist the Architectural/Landscape Review Committee
- Partner with your broker on Insurance Administration
- Prepare Agendas for Board Meetings
- Attend Board Meetings
- Prepare and send Board correspondence
- Be available for consultation and provide assistance to Board
- Attend Annual and Special Meetings
- Tabulate votes as provided under the governing documents
- Conduct property inspections as directed by the Board
- Maintain the property in a clean and sightly condition
- Report to the Board President or other designated person significant items of the inspection
- Prepare of specifications for all routine maintenance and service contracts
- Secure bids for contracts according to approved specifications
- Investigate contractor references
- Review bids and make recommendations to the Board
- Finalize contract with approved contractor
- Develop a core of approved contractors for Association use
- Receive requests for maintenance and issue work orders as appropriate
- Record the work order into a computerized system for control, follow-up, etc.

- Supervise your contractors
- Provide 24 hour, seven (7) day per week emergency call service

My image of PENCO Management Co is the impressions I have of my kind friend Debbie Marchiano. I have known her for decades. I want to personally write about my experience with Rick Myers who has recently become the manager of Byers Station. I’ve lived here for 18 years and I can honestly say he is the first person in this role that is responsive! He has been so helpful in the short time he’s been here. I wrote to him about an issue yesterday and he emailed me back at night! On his own free time. Than he left me a message this morning telling me what he planned to do about it. I’m really impressed with his work ethic, his dedication to his job and this community and I’m glad he’s been brought on board. Thank you Rick! Finally someone who is making a big difference here!
