PENCO’s team of dedicated accountants partner with our clients through every aspect of the financial management process. From the development of annual operations and reserve budgets to monthly financial reporting and the preparation of annual audits, the PENCO team is there to provide the guidance and dedication you need.
Our Team Will...
- Partner with your manager and board in budget preparation
- Prepare and mail to each owner coupon booklets or statements, as the Board determines
- Develop delinquency policies and procedures
- Initiate late payment letters and fines in accordance with Association’s delinquency policy
- Coordinate and represent the Association with Counsel at further legal actions, if necessary
- Receive, review and approve invoices
- Process invoices according to policies as established and approved by the Board
- Pay all bills from Operating Account
- Compile necessary documentation and reports for annual audit
- Deliver to the Board annual financial statements in accordance with governing documents
- Assist the Board in developing and carrying out an investment policy
- Maintain files of all invoices and disbursements
- Prepare and deliver financial statements, including:

The job of a community manager for a large HOA is a challenging occupation. Tonya Davenport came into our community with positive energy, familiarity with our by-laws and insightful communications. She is continually coming up with events from pool parties, food truck events, contests and more to bring our community together. She responds promptly to communications, treats all owners fairly and has had a very positive influence on our neighborhood. Recently my wife and I had the opportunity to meet and work with Rick Myers from Byers Station in Chester Springs, PA on a landscaping issue. He responded to our email immediately and came out to our home right away to see the problem for himself. My image of PENCO Management Co is the impressions I have of my kind friend Debbie Marchiano. I have known her for decades. Debbie is an incredibly capable, knowledgeable and helpful community manager. She is client-focused and action-oriented. I want to personally write about my experience with Rick Myers who has recently become the manager of Byers Station. I’ve lived here for 18 years and I can honestly say he is the first person in this role that is responsive! He has been so helpful in the short time he’s been here. I wrote to him about an issue yesterday and he emailed me back at night! On his own free time. Than he left me a message this morning telling me what he planned to do about it. I’m really impressed with his work ethic, his dedication to his job and this community and I’m glad he’s been brought on board. Thank you Rick! Finally someone who is making a big difference here!
